What is an off-market sale?
An off-market sale means selling your home directly to a buyer — in this case, us — without listing it on the MLS or going through the traditional real estate process. There are no open houses, no staging, no waiting for the right buyer to come along. You skip the uncertainty and sell on your terms, on your timeline. It's a private transaction between you and us, handled through a local Texas title company just like any other real estate closing.
What happens after I submit my information?
Once you fill out our short form, we review your property details and do some preliminary research on comparable sales in your area. Then we'll reach out — usually within 24 hours — to schedule a friendly, no-pressure call. On that call, we'll learn about your situation, answer your questions, and discuss whether we're a good fit. If we are, we'll schedule a walkthrough of the property and present you with a clear, no-obligation offer. The whole process is designed to be simple and transparent from start to finish.
Do I have to accept the offer?
Absolutely not. Our offer is 100% no-obligation. If the number doesn't work for you, there's no pressure to move forward. We'll part as friends and you're welcome to explore other options. Many sellers use our offer as a data point to compare against listing traditionally — and that's perfectly fine with us. We'd rather you make the right decision for your situation than feel pressured into anything.
Do I need to make repairs or clean first?
No — and that's one of the biggest advantages of selling to us. We buy homes in any condition. Roof issues, foundation problems, outdated everything, even houses full of stuff you don't want to deal with. You don't need to spend a dime on repairs, cleaning, or staging. We handle all of that after closing. In fact, through our White Glove Transition Service, we can even help with junk removal and property cleanout so you can walk away without lifting a finger.
How long does an off-market sale take?
Most of our deals close in 7 to 14 days from the time we sign an agreement — though you choose the timeline. If you need to close fast, we can make that happen. If you need 30 or 60 days to get your affairs in order, that works too. We're flexible because every situation is different. The closing happens at a local Texas title company, and once it's done, you walk away with your cash.

Will I get a competitive offer?
Yes. We use a transparent, data-driven process to calculate every offer. We look at the estimated retail value of your home (what it could sell for after repairs), subtract estimated repair costs, holding costs, and closing costs, and arrive at your offer. We'll walk you through the math so you understand exactly how we got to our number. Our goal is a fair offer that makes sense for both sides — not to lowball you into a bad deal.
Will you lowball me because I need to close quickly?
No. Your timeline doesn't change our formula. Whether you need to close in 7 days or 60 days, we use the same data-driven approach to calculate our offer. Speed is a feature of how we operate — not a reason to discount your home. We've closed over 700 transactions and we know that fair offers are what build a reputation worth having. If we can't offer you a number that makes sense, we'll tell you upfront.
Will the price change after I accept?
The price we agree on is the price you get. Period. We don't play games with last-minute renegotiations or surprise deductions at the closing table. Once we sign the agreement, your number is locked in. That's one of the biggest differences between working with us and listing traditionally — there's no buyer financing falling through, no appraisal gaps, no renegotiations after inspection. Can you decline a property or not make an offer?
Yes, and we'll always be honest about it. Sometimes the numbers just don't work — the gap between what a seller needs and what we can offer is too wide. When that happens, we'll tell you directly and respectfully. We'd rather be upfront than waste your time. We also don't purchase mobile homes located in mobile home parks (we focus on homes on their own land). If we can't help, we'll do our best to point you in the right direction.

Yes and yes. There's no cost to you at any point in our process — no fees, no commissions, no hidden charges. You can say no at any time, for any reason.
